How to use the mortgage calculator
- Enter the home price and your down payment, as an amount or a percentage such as 20%.
- Enter the interest rate and the term, for example 30 years.
- Read the monthly payment, the total interest and the schedule.
What the payment includes
The payment shown is principal and interest. Lenders often collect property tax, home insurance and mortgage insurance in the same monthly payment (an escrow account): add those to see your full monthly cost.
Frequently asked questions
How much should the down payment be?
Many lenders ask for 20% to avoid mortgage insurance, but loans with 3% to 10% down exist. A larger down payment means a smaller loan and less interest.
Is a 15-year or a 30-year mortgage better?
A 15-year mortgage has higher payments but costs far less interest. Try both terms here to compare the totals.
Is anything sent anywhere?
No. The calculation happens in your browser, and your numbers never leaves your device.
